What “Good Prep” Actually Looks Like in Florida — And Why It’s Non-Negotiable

If you’ve ever had paint start peeling within a couple of years, or watched a brand-new paint job turn chalky and faded way too soon, the problem was probably not the paint itself.

It was the prep.

In Florida, prep isn’t just a step — it’s one of the most important parts of the job. Here’s why it matters so much in Brevard County, and what good prep actually looks like.

Why Florida Makes Prep So Critical

Most of the country has one or two weather challenges. Florida gives paint every challenge at once, year-round — and each one compounds the others:

  • Intense UV rays break down paint faster here than in almost any other state.
  • Constant high humidity slows curing and feeds mildew.
  • Salt air near the coast eats away at coatings and metal.
  • Big temperature swings cause surfaces to expand and contract daily.
  • Frequent heavy rains drive moisture into any small weakness.

Because of this, cutting corners on prep doesn’t just shorten the paint job — it can cause major damage that shows up within 2–3 years instead of 8–10+.

What Proper Prep Actually Involves in Brevard

When a painter says they’ll “prep the house,” it can mean almost nothing — or it can mean the difference between a job that lasts and one that fails. Here’s what good prep should include:

Pressure Washing + Mildew Treatment

A real pressure wash removes dirt, chalky residue, and loose paint. But washing alone doesn’t kill mildew. In Florida, you also need a proper mildewcide treatment. If the roots aren’t killed, that black and green growth will push through your new paint within months.

Caulking and Sealing

Every window, door, and penetration needs to be inspected. Cracked, missing, or hardened caulk lets water behind the walls — one of the biggest causes of hidden damage in Brevard homes. Fresh, flexible caulk that can handle our temperature swings is essential.

Stucco Crack Repair

Most homes here have stucco. Small cracks need to be cleaned out and properly filled before painting. Painting over active cracks just traps water and makes the problem worse over time.

Priming the Right Way

Primer is not optional on most Florida jobs. You need the correct primer for each surface:

  • Bare stucco needs a good bonding or moisture-blocking primer
  • Wood needs a penetrating primer to stop tannin bleed
  • Metal needs rust-inhibiting primer

Skipping or using the wrong primer is one of the fastest ways to get peeling paint in our climate.

Interior Prep

Exterior surfaces get most of the attention in Florida, but interior prep has its own set of requirements — and they get skipped just as often. Walls, ceilings, trim, and cabinets each need different treatment: glossy surfaces like cabinets and doors must be sanded or chemically deglossed so new paint can stick, trim needs cleaning and light sanding, and walls need hole fills and skim work before a single drop of paint goes on. Skip any of it and you’ll see chipping, peeling, and uneven finish within a year. We’ll cover interior prep in detail in a separate post.

What Happens When Prep Gets Skipped

  • Mildew grows back through the new paint
  • Paint peels in sheets because it was applied over dirt or chalk
  • Water gets behind walls through bad caulk, causing bubbling and interior damage
  • Stucco cracks widen and create bigger problems
  • Cabinets and trim chip at every edge that gets touched

The sad part? Fixing these issues later always costs more than doing the prep correctly in the first place.

Homeowner Tip

Take a quick walk around your house and check the caulk around your windows and doors. If it’s cracked, shrunk, or pulling away, that’s water waiting to get inside. Fix it before it becomes a bigger (and more expensive) problem.

The Bottom Line for Brevard Homes

Proper prep is what separates a paint job that looks good for a few years from one that still looks solid 8–10 years later in Brevard County. Florida’s climate doesn’t forgive shortcuts.
