Questions to Ask Before You Hire a Painter
Asking the right questions upfront makes a real difference in the quality and longevity of the work, especially here in Brevard County. These eight questions will help you quickly understand who takes the job seriously and who is just trying to close the deal.
Two or more red flags is usually a sign to keep looking.
Eight questions to ask
1. What specific products are you using — and why?
A good painter names the exact product line and explains their choice. For example, they might say "Sherwin-Williams Emerald Exterior because of the mildew resistance and Florida humidity rating." They should also talk about primer, surface type, and how the product holds up against our salt air and heavy rains.
Red flag: Vague answers like "We use good paint," "Sherwin-Williams," or "paint-and-primer-in-one is always best." These usually mean they're defaulting to cheaper contractor-grade materials without much thought for your home.

2. Can you walk me through your prep process step by step?
Listen for clear steps: pressure washing with enough dry time, scraping loose paint, treating mildew, caulking gaps and cracks, sealing bare spots, and priming where needed. They should explain this naturally without much prompting.
Red flag: Short or vague answers like "We wash it and paint it." In our climate, poor prep is the #1 reason paint jobs fail early.
3. What exactly is included in this price — and what happens if prep turns up something unexpected?
You want a clear written estimate that covers the main scope of work: which surfaces are included, how many coats, and what products they plan to use. Just as important is how they handle surprises during prep — hidden damage, excessive mildew, rotted wood. This is the most common source of confusion and added cost on Florida jobs. A good painter has a straightforward process for flagging it and getting your approval before moving forward.
Red flag: A single total number with no breakdown, or "We'll figure it out as we go." Bids that are much lower than others without explanation often cut corners somewhere.
4. What sheen are you recommending for each area — and why?
A thoughtful painter tailors sheen to the space and explains the tradeoffs. For example: flat or matte on ceilings, eggshell/satin on most walls, satin on exteriors and high-traffic areas, semi-gloss on trim, doors, kitchens, and bathrooms. There are situations where different finishes make sense, just make sure trade offs are acknowledged.
The right sheen affects both appearance and how easy the surface is to clean over time.
Red flag: Using the same finish everywhere or recommending flat paint for bathrooms/exteriors with no reasoning.

5. What happens if something doesn't look right after the job?
Look for a clear answer about how they handle touch-ups or issues, and whether they offer any warranty or guarantee.
Red flag: Brushing it off with "It'll look great, don't worry" or hesitation to discuss it.
6. How long will this job take, and what could delay it?
A realistic answer accounts for Brevard County weather — afternoon rain, morning humidity, and proper dry times between coats. Good painters build in some buffer instead of promising everything will go perfectly.
Red flag: Overly optimistic answers like "It should be quick" that ignore weather and drying realities.
7. How will you protect my home during the job?
They should describe covering floors and furniture, protecting landscaping from overspray and runoff, masking windows and trim properly, and doing daily cleanup.
Red flag: Vague responses like "We're careful" without any real plan.
8. How will we communicate during the job?
Look for a straightforward answer about how they'll keep you updated and who you should reach out to if questions come up.
Red flag: "We'll stay in touch" with no real plan or process described.
