Understanding Paint Products in Brevard County

You don't need to become a paint expert to hire the right painter. You just need enough knowledge to ask good questions and recognize solid answers.

This page covers the practical side of paint products — what the tiers actually mean, how sheens work, when primer matters, and which products hold up in our climate. Surface-specific recommendations, and brand comparisons are coming as we build this section out.

Why Florida Is Different

Most national paint guidance assumes a moderate climate. Brevard County isn't moderate.

Year-round UV exposure breaks down pigments and binders faster than nearly anywhere else in the country. The same product that lasts 12 years in Pennsylvania might give you 6 here.

Humidity and moisture pressure — especially in coastal areas near the Indian River, the Banana River, and the barrier islands — create constant stress that cheap paint absorbs rather than sheds. The result is bubbling, blistering, and mildew.

Salt air accelerates oxidation and weakens adhesion. Homes within a few miles of the ocean need products specifically designed to handle it.

Stucco, the dominant exterior surface in most Brevard neighborhoods, is porous and moves with temperature changes. It needs flexible, breathable paint formulas. Trap moisture behind a non-breathable coating and the paint will eventually push itself off the wall.

This is why "use the best paint you can afford" actually matters here in a way it doesn't everywhere else.

The Foundation: 100% Acrylic Latex

For most exterior work in Brevard, the right base product is 100% acrylic latex. It's flexible, breathable, holds color better against UV, and resists mildew far better than oil-based alternatives.

For stucco homes with hairline cracks or heavy coastal exposure, elastomeric coatings are often worth the upgrade. They stretch to bridge small cracks and create a stronger moisture barrier.

Concrete, masonry, pool decks, and wood decks are their own category — each needs products specifically formulated for that surface. Standard exterior paint fails fast on those surfaces in Florida's climate. More on that below.

If a painter recommends oil-based exterior paint for general exterior work, ask why. It's rarely the best option in Florida.

Paint Tiers — What You're Actually Paying For

The brand name doesn't tell the full story — Sherwin-Williams and Benjamin Moore both make everything from builder-grade to premium. Prices below are approximate retail per gallon and will shift over time:

A few things worth knowing:

  • Satin is the go-to exterior sheen for stucco in Brevard. It sheds water, resists mildew, and holds up in direct sun better than flat.
  • In kitchens and bathrooms, satin works well for most homes. Semi-gloss is only necessary if you want maximum durability and don't mind the higher shine.
  • On interior walls, flat is a legitimate choice — especially in lower-traffic rooms. Touch-ups blend almost invisibly with flat paint, which is a real advantage in a climate where walls take a beating from humidity, kids, and sand tracked in from outside. The tradeoff is that flat shows dirt and wear faster than satin or eggshell. Higher sheens clean up easier day-to-day but show touch-up spots more noticeably over time. It comes down to whether you'd rather clean or repaint.

Primer — When It Matters

Primer is one of the most skipped steps in budget paint jobs and one of the most important in Florida's climate. It's especially critical for:

  • Bare stucco, wood, or new drywall
  • Big color changes — light over dark needs the extra coverage
  • Chalking, mildewed, or porous surfaces
  • Coastal homes with salt buildup
  • Concrete and masonry, where bonding primers are often essential for adhesion

Skipping primer where it's needed is one of the most common reasons paint jobs fail early in Brevard. A good painter will explain where they're priming and why without being asked.

Elastomeric Coatings — When They're Worth It

Elastomeric coatings are thicker and more flexible than standard paint. On stucco they can bridge hairline cracks and create a stronger moisture barrier than acrylic latex alone.

Worth considering for:

  • Homes with existing hairline cracks in stucco
  • Heavy salt and moisture exposure near the water
  • Properties with a history of peeling or bubbling

On well-prepped stucco, elastomeric coatings typically last 7–10 years in Brevard.

They're not the right call for wood siding or any surface with active moisture problems underneath. Sealing in moisture makes the problem worse, not better.

Specialty Surfaces — Concrete, Masonry & Decks

Pool decks, driveways, walkways, and wood decks each have their own product requirements and failure modes in Florida's climate. Standard exterior paint isn't the answer on any of them.

Pool decks need coatings that handle bare feet, heat, chlorine exposure, and constant wet/dry cycles — and depending on the surface condition, a conditioner or bonding primer before any topcoat. Walkways and driveways have different demands again. Wood decks need products built specifically for foot traffic and the expansion and contraction that comes with Florida's humidity swings.

Getting the product wrong on these surfaces means early failure, peeling, and in the case of pool decks, a safety issue.
